Abstract
This paper aims to develop a business plan for a small-scale hotel, ‘Prink Boutique Hotel,’ located on Charat Mueang Road, connected to Banthat Thong Road in the Pathumwan District of Bangkok. This project initially started with a desire to renovate and develop an existing 60-year-old shophouse-style building with 882 square meters of usage area, alongside the expansion and development of its surrounding area. The transformation of the Banthat Thong area from an automotive and mechanical parts local business hub into a prominent street food destination has highlighted its potential as a location for the hotel business. To establish a successful and sustainable business, this study covers research on the tourism situation in Thailand, environmental and location analysis, market analysis, financial analysis, and a feasibility study. The research began by obtaining statistical data and tourism information to analyze the macro and microenvironments, leading to a competitive analysis. Furthermore, this study focuses on inbound tourist profiles and behavior to effectively design products, services, communication channels, marketing strategies, and operational plans that meet customer expectations and satisfaction while enhancing business opportunities. After conducting the analysis, a boutique hotel with the concept of a ‘Foodie-friendly and Eco-friendly boutique hotel’ was identified as the project to be developed in this business plan.
